So if you you've done some vetting of their financials and can confirm they're actually looking to buy and have liquidity, then I would say just keep that enthusiasm up, especially for out of state clients that have their eyes in multiple markets.

We are in this category, but we have a struggling tenant who's under stipulation, was four months behind in rent of $2,250/month last June, and agreed to pay $3,000/month to catch up under stipulation in July, haven't paid the stip since December, now 5 months behind under the stip.
