They move so slow, that sometimes the property can be sold at tax sale and the redemption period expires before they get it sold.

I work pre-foreclosures, tax deed auctions, probate, expired listings, code enforcement liens to find deals. 

@Brett Fine I dont see a problem asking them to fill out an application for your records.You will have to live with the lease on side one until it expires, but would definetly look at raising the rent or allowing them to go MTM with incremental increases along the way.

I am in the process of reinstating my real estate license that I let expire a few years ago.

The goal is to find a duplex/triplex and live in one unit/rent the others out by the time my lease expires.

If you are targeting specific areas or property types, the agent can contact expired listings, for sale by owners, preforeclosures, most like to moves, etc, and work out a specific % agreement up front since you would be the ultimate buyer.

Keeping in mind I am not paying nor have I paid anything to this organization since my mentoring program expired in October of 2015.
