And it's not cut and dry either - there are also C/D areas outside those neighborhoods, there are areas bordering those neighborhoods that are much better, there are no magic lines you can point to as the boundaries, etc.Also, very often MLS listings omit anything that makes the property sound less appealing (so they'll say "Elmwood" instead of "South Providence", or "near East Side" instead of "below Camp St").

Probably looking at the North side of Chicago or Northern / Northwestern bordering suburbs.

Hi @David de Luna - the 1% rule is a guideline, not an absolute, and I tend to think about it working the other way around: If you pay $60,000 for a property, the 1% rule says you want it to rent for at least $600/month.

There are a few pockets in LA where inexpensive submarkets border more expensive markets, so you can find a great opportunity in a slightly rougher patch two blocks from a great area.

I used to live right on the border of uptown and Knox/Henderson and if it wasn’t for other circumstances that’s where m wife and I would have ended up next.

I am looking at a potential rental property, it was built in 1994 and has no cosmetic updates  (wallpaper borders, formica countertops in the kitchen and bathrooms, old plumbing bathroom fixtures, a slightly mauve/brown carpet that is in good condition but dated). 

We found the property and since it is on the border of WI, the need in a realtor to represent us.
