Another aspect to not getting a permit to consider.Here in my market and maybe in yours, sellers who fill out the "seller's statement of property condition" or are asked by a buyer must disclose any unpermitted work that was done.If you fail to disclose and the buyer finds out, you've opened yourself up for a lawsuit.

@Jacob Mendrin Just to be clear on a couple of basic things, no criticism intended:Mtg payments are paid in Arrears, not in advance....a payment due on July 1st is for the principle and interest earned during June.
