Investing has sort of an evolution aspect to it, so if you make friends, you can create win-win scenarios with investors in different stages.  

A portable device is NO PLACE for critical/tax records imo. 

This aspect of underwriting was fuzzy in my mind.

The Quality of Construction scale is an aspect of the appraisal, but unless it is all put together like crap, it will probably be at the highest end for QoC.

This is critical, especially if you are in a remote area like a lake or mountain house.

Of course some personal aspects come into play as well (i.e. how leveraged you currently are, how much time you have available, are you seeking more deals, etc.). 

Another aspect to not getting a permit to consider.Here in my market and maybe in yours, sellers who fill out the "seller's statement of property condition" or are asked by a buyer must disclose any unpermitted work that was done.If you fail to disclose and the buyer finds out, you've opened yourself up for a lawsuit.

@Jacob Mendrin Just to be clear on a couple of basic things, no criticism intended:Mtg payments are paid in Arrears, not in advance....a payment due on July 1st is for the principle and interest earned during June. 

Critical items may be totally different- regulations, taxes, jargon, lending rates, etc etc.
