"What's the first thing I should do after I pass the licensing test?"

While my recommendations below may seem non-intuitive to designers, I set this up all the time for my clients and am constantly testing with a lot of money.1.

I am throwing around imaginary numbers here, test your market.I would do a market "survey" and see what other similar communities charge for rent and do to prep units for showing.  

It was simple and I passed the test.

Wondering what experiences you all have had with the letters and if anyone has done split testing which ones have worked best (color envelopes, urgent, letter type, etc.)

In Milwaukee you can pass the "2% test" or even the "3% test" but Waukesha properties cost more.

As implemented, the law has turned into more of a fees collection, license testing and issuance business, and a promotional tool to sell educational courses than addressing abusive industry practices and providing consumer protection.
