@MelvinMartinez It was on the MLS....no kidding....their is a 17 unit that borders this that is also vacant and condemed.....Listed for 74,900....then needs 100k in rehab......but will average 600 monthly each, next to that is a 6 unit thats empty....across the street from an elementary school!

There are also NJ transit and local private buses (the jitney, check out http://www.jerseyjitneys.info/, also runs throughout JC) that run down John F Kennedy (border of UC to the west), Bergenline (main commercial drag) and parts of Palisades Ave (UC border to the east with Weehawken).

A deal really has to work at a cash price for it to be worth pursuing.Seller financing can make a deal easier, but it can't turn a border-line deal into a great one.
