But what about just outside of that imaginary market "border"?

@MelvinMartinez It was on the MLS....no kidding....their is a 17 unit that borders this that is also vacant and condemed.....Listed for 74,900....then needs 100k in rehab......but will average 600 monthly each, next to that is a 6 unit thats empty....across the street from an elementary school!

Try American Village just west of campus for large 80's-90s era family homes and the area south of campus bordering MLK but before you get to Hope Valley for affordable 2-3 bedroom houses on big lots.  

I've always loved real estate and wanted to become an agent when I was just out of college but honestly, I was afraid of the 'gamble' of making money through commissions only. 

I tried to find multi family properties right on the border of a good/bad area which yields a great price:rent + appreciation chance.My realtor I found by going online, looking at re/max and picking the youngest looking realtor I could.

There are also NJ transit and local private buses (the jitney, check out http://www.jerseyjitneys.info/, also runs throughout JC) that run down John F Kennedy (border of UC to the west), Bergenline (main commercial drag) and parts of Palisades Ave (UC border to the east with Weehawken).

There is nothing profound in real estate, just be careful, don't do anything that might constitute gambling or high risk and you'll be fine.

A deal really has to work at a cash price for it to be worth pursuing.Seller financing can make a deal easier, but it can't turn a border-line deal into a great one.
