These vary a lot: I've seen hard money lenders, turnkey providers, wholesalers, building contractors/tradesmen, suppliers (flooring, cabinets, appliances), companies that offer tenant screening, property managers, etc.

When investing in Buffalo, I will reiterate that this is not the most landlord friendly state, but by setting proper tenant screening criteria with your PM a lot of issues can be alleviated.

Yes, it would require a lot of sweat equity and renovations but I knew if I properly BRRRR this property it would open up opportunities when finished. like I said I will save the numbers and details of the crack house BRRRR for a separate post but I wanted to give an example of how with some sweat blood and tears anyone can start investing in real estate.

You'll have turnover costs for sure, but you get to screen and place your next tenant.If this was a big deal for you, you could back out of the deal, but I'd wager to bet you would get sued for specific performance.
