Hey @James Wise @Mark GrayI am looking into Mansfield, any recommendations which areas in Mansfield to stay away from, and PM?

For me the biggest issue I learned was that after owning rentals if you do want to exit and you want to say sell to a retail client ( owner occ) which generally will pay the most for a SFR asset if its in a decent school district.

I know in my area of FL 2 miles away from Clearwater Beach a 3/2 non pool home will do $50k-ish and a 3/2 with a pool will do $80k+ and even more if heated. 

We've developed a strong interest in this area and are eager to learn more about it.

I am completely new to real estate investing and am interested in the Central Georgia area and the BRRRR method.

I'm certainly hoping for this, as I'm invested in two apartment deals that have been struggling in the suburbs near Phoenix.A post like this is a great way to meet local investors and agents, and you can always visit the Phoenix Market Page to learn more about the market, and begin browsing deals for sale in the area.

RE will keep appreciating so if your buying retail it takes a little longer but will get there. 

So with retail sales ( unlike if your building something were your relying on rent) we did just fine market absorbed it..
