I know this is a difficult claim and has been posted before but I haven't seen any posts with the following specifics:Taxpayer (aka TP) is a W-2 employee for real estate company that develops and owns/operates mostly multifamily and some commercial spaces. 

I know one of the main qualifiers is it has to be owner occupied - which is fine.Will there be any issues with this second purchase being in the same town as my first MF home?

Make sure you and your brother are on the same page, and it might be helpful to have an open conversation with your wife about the potential risks and benefits.

Early in my career, this really bit me in the tush and I am seeing many investors walking right into the same trap.

I'd remodel and sell this property as a flip and net 15-25% ROI today, rather than wait 5 years to make a little more.
