The guy who had power of attorney for the sale told me that the old lady who had the house kind of lost it and filled the truck top to bottom with household trash that had sat in the truck for years.

It's been a wild ride!

The seller is in the process of relocating the current tenant, who is an elderly disabled lady. 

My local housing athority runs like the wild west.

It'll be a wild ride, for sure! 

Hard to pinpoint solid comps in the area as they swing so wildly, but somewhere in the range of $94k. 

It is the fine details that are often different (eg, there is no such thing as a forclosure in Ontario, there is no "courthouse steps" auction, there is no "absentee owner list" and the rules regarding landlord/tenant are wildly anti-landlord here).

The guy I'm buying from is completely remodeling 3 of the four units, and I may be able to talk him into kicking the last lady out, who will be gone before closing anyways, and remodeling all 4.

I don't have any experience in real estate but it something I been thinking about for a wild now.

But not everyone wants to be a landlord/lady, and some really do get the technique and systems down for successful flips and become wealthy doing it.
