I think there are 3 main reasons:Financial ignorance: most people I know are happy to follow the 401k path to wherever it leads and worry more about where they are going to go on vacation that year2) Laziness: RE investing is not something that can be done well while sitting in front of your computer and just clicking where someone else told you until you think you're smart enough to click where you want3) there is rarely a "fat pill" in RE investing.

One technique is called "poison pill".

It is going to be hard to find a HELOC on a rental home, but losing that interest rate for something WAY above 6% is a tough pill to swallow. 

I will take a 50k profit over a 70k profit if it means that I don't have to chase money and 2 bottles of headache pills or fight every change order or explain why the change order occurred.

As far as finding properties there is no magic pill.

I've read some studies from Jeffrey Swanson "Professor in Psychiatry and Behavioral Sciences" Duke University and each person's case is different and they respond to treatments differently.Treating someone requires a professional evaluation and if all they prescribed was a pill then it is likely the treatment will fail. 

Finally, I took the red pill that was spoke about in the recent podcast and realized this is what I want!

There are no magic pills or words other than work smart and know what you are doing.

Anyways, best to spend the $1500-$2000 and have them separated. its good investment if every you want to re sale.not to mention the saving on headache pills. ;-)
