I agree 15 years is not a long time but what is occurring is jurisdictions then pass laws to protect the low cost housing.  

Tax impacts include deferred gains, adjusted cost basis affecting future depreciation, and strict adherence to IRS timelines.

And then if you get a squatter in a pro-tenant law city, it'll be a long process to get them out. 

Accepting any payment will make eviction more challenging but some states/localities prohibit you from refusing partial payments, so you have to know your local laws.
