If you didn't factor that in that could make for the 12k difference in a 4 month span in a declining market.If the market keeps dropping and new inventory hits and cuts down prices even more you will wish you would have kept this buyer.Maybe get the buyer to bring some cash to closing to make up the difference or you could finance the rest but the lender might not allow that and not disclosing could be defrauding the lender.The reason is the lender will assess more risk of default if the buyer has additional payment besides the senior loan.

On most of our projects, if we take out a wall to open the kitchen, it's usually a short enough span where we can just estimate the header requirements on the site.It's up to you.

Candidly, a full day of charts and graphs can be trying when your attention span is as limited as mine, however I spend the $500 and dutifully and cheerfully attended, along with other serious investor friends and newer folks, as well.Although there are many, many factors affecting our CA market, I was surprised at the paltry small number and percentage that large hedge funds and other institutional buyers are actually buying in relation to the total picture.

The cost replace a well pump is usually around $1500 with labor and they have a life span of 10-20 years so it isn't a overly significant cost.

The require frequent sealing to enable a serviceable life span and you can't expect a tenant to do that.Use a non-pouros surfaces like title or a newer product called solid laminate (see Homedepot or Lowes).
