Also are there any up-to date reliable websites  (may be county based government websites) that list the future development projects in a given zipcode/county.I found http://www.bestplaces.net/housing/city , which gives some stats ( no roadmap  for future development projects though) but looks like this is based on 2014 info.

We're building our road map right now and plan on doing everything that you mentioned so when we're ready the only thing we'll have to worry about is; fear!

REI PRO seems to be the best value for finding leads, and it's a complete "1- 10 step" process roadmap, will call scripts, etc.

The operating agreement is the road map for the entity.  

Consider it your road map of how to do things right.  

Just by going to the gym you'll likely see some improvements, but if you don't have a clear road map and aren't experienced you won't get where you want to go and you might get hurt.  

Investors regardless of the experience have any opportunity to share what they learn and there experiences along the way.IMO newbies that follow will have a better road map when they see experiences of those starting out and what was learned in the process.
