I have used several different versions, but currently am using Nitro PDF Reader wich allows me to add in my signatures, initials, dates & other text, then save it as a flattened PDF so nobody else can tell that it is an electronic signature.@ Jason Scott - I have not tried it as I do not typically ever make offers on HUD properties, however, I am sure there is a way to scan in a blue ink version of your signatures/initials and then attach them in color to your PDF doc. - Worth a try I guess.

This sounds expensive to me.If you have to replace the outlets and covers in a kitchen you might have 10 bucks in cost and it certainly doesn't take 2 hours.You put a reader in the plug and hit breakers if not marked until it shows no power.Then you simply find the disconnected plug and replace.All of them should not have to be replaced.Now if they replaced some breakers on the service panel 130 is not bad because depending on the panel just one breaker can cost up to 15 bucks a shot.You want to use the same brand breaker when replacing on the panel.If you use and off brand or try to make on fit and then and arc or fire happens insurance will not cover you or pay the claim ."

I am not interested in paying for someone to speak nice of me - I want to provide solid advice and good content that means something to the reader and if that raises my profile and earns me respect and good words, then I'll take it.

The goal is 10 over the next 2 years;- Found out that the one portfolio lender in Atlanta (at least the only one I know about) stopped lending on rehab properties, so my major source of leverage was cut off;- Raised $150K in private money...a first step to replacing some of the leverage lost when my bank stopped lending;- Put 3 properties (to be flipped) under contract, though one fell out of contract during due diligence;- Haven't been able to get a contract on the one property we've had listed for about 3 weeks;- Despite lots of offers, haven't been able to get contracts on any of the other properties that we've had listed for other investors (one of the slowest months I've seen for buyers in several years);- Got lots of "nasty" emails from blog readers asking why I've slowed down my posting... :(- Had the IRS issue a ruling on my use of a large chunk of my retirement funds -- they determined that I get to keep my money

The free reader version lets you do a lot, i.e. apply scanned signatures without blocking text in the document.
