Our combined income vs just one of our incomes definitely made it much easier to expand our portfolio. 

Combining house hacking with BRRRR can work well, especially for building equity fast.

What I'm thinking about is to combine bedrooms 1 and 2 into a large primary and add a full path adjacent to the current full path. 

We have SFR, some limited number of townhomes and condos, and large apartment complexes. 4 plexes are pretty rare here except in the older central part of the city.

As an agent the owners I deal with rarely want creative financing.

Well the PM companies rarely push rents and dont like to work to get the best rent rates, as a result they create a mediocre average rent rate throughout the market.
