Buying in Chandler AZ

Does anyone know about the Chandler AZ market? I’m considering whether to pursue a 4 plex investment opportunity. 8+ cap but haven’t used the rental calculator yet

Hi @Jeff Shelton. Chandler doesn't have much inventory in the way of 2-4-plexes as that area is a suburb of Phoenix and is almost exclusively single family residences,with apartment complexes sprinkled throughout the area. You would need to look in Mesa and Phoenix for 4-plexes, and even those kinds of deals  have been harder to come by the last year or two. The housing explosion of the late 90s/early 2000s saw expansion to the outer portions of the city and 4-plexes were not a part of that expansion. The older parts of the city will have this type of housing as the newer portions will have more traditional family-style living.
