Could one just get proficient with title search and bid with no worries?

--I am a former architect, but then was a stay-at-home mom for the last 20 years (I've done a lot of small jobs on the side for myself and friends, but I only know how to hand-draft; now-a-days you need to be proficient in two or three CAD programs to get a job in an architecture firm!)

Use your education provider's exam prep to determine what areas you're proficient in, and which ones you need a little work.  

There are issues to deal with and some individuals are not proficient at dealing with them while others excel at it.

Today's landlord has to be very proficient in tenant rights and laws.

Get someone who has been certified by the National Radon Proficiency Program (NRPP) for multifamily buildings.

Roofer #1 might have the better product, and he might be proficient at installing it.... and he might have a newer way to handle the product, but roofer #2 sounds like he knows more about the industry as a whole....

I'm definitely excited about this venture and hope to one day be proficient as you have been to where I too can turn more down the private money route and then maybe still do a flip or two a year.

If not, may find it hard to get a bank to finance you if you can't demonstrate a proficient history of like-kind construction. 

Now I am no genious, but I am certainly proficient in mathematics and a 385k loan at 10% interest is $3208.33 of interst alone, let alone the principle!
