The Mortgage Professor has a list of Upfront Mortgage Lenders.

They get me on the phone, if they can get me, and I tell them the property is not for sale.I attended the NYU Real Estate school, one of the professors dealt with old retired owners.

I would ideally rent to grad students or young professionals, possibly even professors… but if the renter pool ends up being more undergrads, does anyone have any specific advice on renting to this population?  

Most of the ones I know are professors at JSU like me. 

My sister handles these issues for international professors and grad students at UC Davis.

I also see inquiries from traveling professors and summer internships from the local university.

Her father is a journalist, talk show host and visiting professor at New York University.

We had an accounting professor try to give us some investing advise one day. 

Almost always 2-3X gross rents relative to unfurnished long-term rentals..3) Rotational travel (medical, field office, professors, etc..)
