SLIM.And if you DO reach a person THAT motivated with your mailers, you need to hope and pray they only got YOUR mailer, and not 15 others.AND you have to hope and pray they won't go to internet to look up your mailer, or the idea YOU implanted into their head that there ARE people out there (cash buyers) that buy house sin cash... and they flocking to internet to find one thanks to YOUR precious mailer.

In short, I rather not waste my precious time if its a silly idea, but if you guys think its a solid line of thought then Ill get to actually analyzing stuff. 

Save your precious time for those items 1) that you need to do (such as vetting the next RE investment) 2) that the savings resulting from doing the work goes into your resources.

So with the surprise of how expensive windows would be and going ahead with the install, I made a mental note that I would be the one taking care of mowing the yard to protect my precious expensive windows...As part of their rental agreement, I included mowing.

But the part of me that is hard on myself says "get some experience on your own because currently you're worthless and nobody wants to waste their precious time helping you for free and good luck not getting scammed paying for guidance.". 

Because I understand that your time is precious, I am willing to assist in any way I can in exchange for gaining experience in the deal process.
