On the other hand, because I'm buying it at a discount I kind of see that as being able to resell it for free in a pinch, but that assumes the market stays elevated and I don't like making assumptions.

Try to get as much credit on that line as possible too because that shows lenders you have access to money should you get in a pinch.

Assuming cashflows are pinched because of rising rates, this will reduce competition and drive up Cap rates, but its not a 1 for 1 correlation on a particular property.
