Since you spoke of DM needing to evolve how is your web presence ?

I also don't want to get involved in a tangled web of complication as Karen noted since I think it will probably sell well in a complete stage.

Zillow and other web sites are not much help as they do not show many duplexes in search results, I hope this world can open up to me.

Should be owner financed purchase, my money on the rehab, numbers in line (65%+/- less repairs) with low money costs on a $350k+ house.Back in the day I used to pull a lot off my newspaper ad, I imagine the web would be similar, but these days its pretty rare for the homeowner to have any equity around here, so the better deals are from banks, hedge funds, other investors, etc. so knowing people works better than letters and signs for me.

Leeta, don't use the sprint + Google setup.Just set up a Google voice account on your desktop using any web browser, and configure your seevwr ttings to forward to your cell phone.

I will be buying 120 double hung windows in the next 2 months for a big project, and the feedback on the web is confusing at best, mostly installers who prefer high end windows and don't care about costs of the end user.
