Spring may be better but I was unable to sell a cheap house in October for 5% off of “market value” and only sold a $600k home in January by listing it for $580k and I still only got one offer. ($150k down, 5 year seller financing.) my point being you may get $20-$40k more in a year if you don’t need to sell. 

I don't know enough about the start up costs associated with the ATM units but I am generally against businesses that have a short shelf life and here we have one we are fairly confident will be deemed obsolete. 

There’s a lot of parents and I’m one of them that have children that probably don’t wanna go and spend 4 to 6 years in college.Any ideas or experience that you have seen or done would be great.  

When we purchased the property it was being listed as only a one bedroom with maximum of two occupants, we knew with a few fun features to help the photos pop and a very nice hide-a-bed couch we could charge more and get more nights rented.

So hence the cowboy house was born out of this and this was one of our more fun projects!

One key piece of advice is to make sure to build strong team around you.

@Johnny Quilenderino was one of our clients who used this like a boss.

And my options are: -One $800k property in CA (25% down), or-Two $400k properties in ID (both at 25% down).If we take the 2015-2020 5-year appreciation (so as not to include the roller coaster and unlikely 5-year market we experienced from 2020-2025) for each state, the CA property would see an average appreciation of 37%.

On this one, literally sitting there with the seller, in the property, it was a lot to take in.
