It has major universities near by and a growing mobile population.  

I have purchased tax deed houses and rented them out in Mobile. 

We all have different strengths and things to bring to the table (I've done wholesale/option deals/Licensed | Partner A: Mobile home investor/note investor | Partner B: Wholesaler/Licensed/ Small portfolio...) but....As of right now, things have slumped, and we have no idea what to do now or what the next step is We market by: 1,000 pieces of mail a week (Which BARELY converts to anything, we get more calls asking to get removed from the list than leads.), scrubbing the public records for notice of defaults (a list you have to manually do as our county doesn't have the records online), bandit signs (but 3 wholesale players have entered our market and take down every sign we put up), door knocking (Which takes up too much time).

@Charles NyashaTry the mobile bandit signs/tracking numbers like I mentioned above and maybe you'll get a better response.

I lost my bank...they had a cease and desist issued by the FDIC for lending out of area. I have several commercial loans on several different types of properties with this bank and all of a sudden, done. No more lendi...

Hello bp Family just wanted to ask a question do any of my Jacksonville Florida bp friends deal with mobile homes

It's a mobile on it's own land, so not a lot of value there.  

@Linda Shand  anyone based in CA MUST BE LICENSED TO LEND.. either CA real estate broker  NMLS or consumer finance license if the company has none of these and is based in ca... then they are not acting according to the laws.. and that in its self is a red flag .. best to go local for these kinds of loans what does a guy in Rancho Cucamunga know about Mobile AL...

Finally, what about a chattel note on a mobile home?
