Sorry for the lack of good advice but we are in one of the biggest home sales droughts in U.S. history so it’s just a tough market. 

I would say more than anything its the lack of transparency from the borrower and appraisals coming in significantly low.

And honestly I'm kinda worried about how it all goes due to my current lack of knowledge, but I'll do my best to make it work out no matter what.

I see a lot of properties failing due to poor design and lack of amenities. 

The property had undergone significant renovations c10 years ago following the issuance of three class B violations - mold, lack carbon monoxide detectors x2.

They also do this because they believe lack of permits on work does not affect re-sale in a hot market like Denver.

I do feel like this is where you might be lacking.

I also don't like funds for the lack of transparency (no DCF, no rent comp, no sales comp, no sensitivity analysis etc) even if properties are already identified.

You should only consider switching when your current software has a significant flaw or lacks features that force you to spend excessive time on workarounds.
