As well as moving from higher cap ex exposure to lower cap ex exposure.Cash flow may go down but when the other components of the IRR go up ( appreciation, depreciation, and amortization of the loan) your IRR goes to the moon and more than offsets any drop in cash flowJust make sure you stress test and can withstand any drop in cash flow.

I know that you need the survey, you need to design what is going in the flooday, You need to design how you are offsetting what are doing to get a zero rise certificate, you need to get the FEMA floodway model and then have someone do the software run and make sure that you have zero rise and mybe tell you that you need to change more, but that seems to be mostly internal design and engineering?

To get the underwriting based on solely a new appraisal, you'll need a ton of evidence - enough to convince an underwriter or risk officer who gets to make the call purely on internal company policy and not tied to conventional or govt published guidelines.All this being said, if you're already at a 1.0x with the current appraisal for the loan amount you want, going to 1.1x or 1.25x would only be marginally beneficial unless your lender wants 1.25x for some reason. 1.0x is generally enough to fund for most investors at or below 70-75% LTV.

All commercial mortgages have DSCR as a primary component, anything >4 units is commercial, and no one calculates personal DTI on a commercial mortgage (so calling it a "DSCR loan" is a misnomer, if I had a wonky commercial mortgage that calculated DTI and would go for an owner occ SFR, I wouldn't call it a "DTI loan," I would call it a "home loan").
