We've had a bit of an influx of interest from out of State investors turned off by recent proposed and implemented STR regulations in some HOT investment areas in the South. 

Fix & flip may be lucrative in a hot market with high buyer demand and low inventory, while buy & hold can provide stability and long-term wealth accumulation.

It is way more common that people realize that out of state/out of market investors buy properties in hot markets.

It is a hot spot for real estate come check it out and reach out if you have questions.

It will probably only get used during the winter. and I can see some maintenance issues too with all that moisture inside it would be easy to get mildew or mold growth started if it is not maintained properly and often. also it is traditional to follow up your time in the sauna with a dive into a nice cold lake (or pool), or at least you might want to have a cold outdoor shower nearby. personally I would spend my money on something like a hot tub before I bought a sauna.

The rental market is still extremely hot and prices are high with inventory low, but I have still been managing to cash flow on the new purchases.     

The issues I ran into was the local market was already flooded with STR's and in order to be profitable you had to stand out with a home that was either near an attraction (ie great view, Garden of the Gods, Downtown, or a College) or the unit had to have amenities (Hot tub, Instagram Wall, Pickle Ball Court) that would place your listing far and above other similar listings.I think you should strongly consider if you more interested in moving away and starting a life somewhere else, or in creating a cash flowing investment to supplement your income? 

Gas/Heat/Hot Water is included in the rental, when completing the proposed rent form could I ask for more rent money or should I stick to what the property is originally listed for? 

Like you we are interested in escaping Florida hot, soggy summers. 

Airbnb’s in this route are hot with some of them having 6 months of waitlist.Does anyone have any experience in short term rentals in Mexico?
