This is a high cost of living area, and in the neighborhood right now, I see a 3 BR of worse finish quality listed for $3k and a 4 BR that's about equal for $3900, both unfurnished with long term leases.

The costs ROUGHLY range from $105-$120/ft for new construction single family on the low end (if you're careful on costs/finishes, otherwise you can easily run way over that with more expensive flooring, appliances, etc.) and multis can run $120/ft and go way, way up from there.

One great example is framing crew comes in....frames up the house, plumbing and electrical crew comes in and does their thing....leaves all their 1/2 finished cokes, Gatorade and beer cans and 1/2 eaten lunches sitting on the framing.

Sometimes, the unsophisticated purchasers have to be taken by the hand by the listing agent and sometimes dragged across the finish line with a lot of services involved and typically a lower commission than a multifamily investment.

My calculated cap rate is 4.73%.I just finished a full foundation up remodel on our primary residence, we owe $1.22m at 4.25% on a 30 year on the mortgage and have a private construction loan with a balance of 490k at 5% on a 20 year.
