I almost at a point where I don't even bother with home inspectors.Some other common issues with older houses, particularly if you will be renting:  lead paint, asbestos, mold (although I find older houses are leaky enough that, as long as the roof drains well, air movement through the building is good and prevents moisture buildup), steep staircases, narrow hallways.But you MUST MUST MUST do a walk-through with an experienced contractor (one who specifically has experience renovating older houses/buildings) prior to placing an offer.  

If I find it to be excessively abused this year I may look to install The Nest or something similar in order to control the heat from afar.

So needless to say, I have little excess time. 

I would like to begin showing the unit at the start of the 60 days, but the tenant feels that is excessive and would prefer 30-45 days.  

If I can put less in every deal and pick up more properties because of the excess cash then I have one more unit generating cash flow, working down principal, appreciating, and offering me another tax benefit. 

Your land drainage has a lot to do with how well it drains off surface moisture which includes your aerobic system sprinklers as well.  

As long as tenants are paying utilities and the crawl space has no moisture or mold issues there is no reason to change.

It can create the perception that you have excess money.I treat my tenants with respect, but I would never even consider mailing a birthday card.

In most states (not sure about Georgia) the excess proceeds, if any, from the tax sale should go to the owner/heirs.

I assume you mean some sort of cutoff time for excessive noise (loud partying, lawnmowers on Sunday mornings, etc), not an ACTUAL curfew, right?
