Engage with property managers for insights on rents, expenses, or off-market opportunities, and request financial documents like rent rolls and profit/loss statements from sellers’ agents as part of due diligence.

As others pointed out, this may be a situation where you want to record the inspection to document her odd behavior in case you have to defend yourself in court.

Unfortunately, some realtors don't respond to their phones, some HOAs have outdated contact numbers, and some CC&R documents are not up to date.

Email looks fine.

Our realtor has continued to have us personally sign all the documents as they have come in (home inspection, personal property sale, etc).
