I own one half, 3 bed 3 bath, and I’m currently living in and renovating it with plans to rent down the line.

To simplify the existing lease I thought about asking the tenant if they would be ok modifying the addendums to get rid of the resident benefit package and the building protection plan. 

My wife and I just bought our first condo over the summer and plan to turn it into a rental later on down the road.

It's a 3 bedroom house and we plan to use technology such as a smart lock, WIFI exterior cameras, and a smart thermostat.

Sounds like you a have a very well thought out plan.

Expect to remodel kitchen and baths and put new floors down, paint, knock down a wall to open the floor plan. 

I’m planning to relist the house around April when the market typically picks up.

At that point, you’re building a business plan—something you can take to the bank.

If you’re not occupying the property and plan to either sell it or keep it as a rental, you might want to consider a bridge loan through a hard money lender.
