Even in a difficult market you can find a good BRRR property if you are patient and keep your eyes open. 

You can get a good deal if your patient and willing to wait. 

If your cancer-patient tenant can set up a website and host it on a free server...small businesses do not survive long by abusing their customers.

I'ts not impossible.......there are distressed properties out here, we just have to be patient.

So be patient, look at a ton of stuff, and pick the right deal!

Im starting too and feel very lost just because i dont have who to work with, im re searching studying and connecting dots lil by lil my self, but is not complicated, but a patient game, first secure a buyer list, make one, go out to meetings, groups and meet Realestate investors even online call them ask them of they requirements, they needs,  what they exactly looking for and then match them with the houses.

That's why my thinking is sell now and be patient until the time is right.
