But balance is key—keeping some cash reserves for unexpected expenses is critical.Lastly, I’d recommend running detailed numbers to ensure the property cash flows well, even with conservative estimates.

Building relationships with lenders, agents, and investors will also be key to scaling your portfolio.

Has anyone had any experience with this and happen to know a better way to show the property and get keys to tenants when your property is out of state?

Be responsive, communicative, deliver on what you say you are going to deliver (e.g. photos are true representation of your properties, amenities reflect what you actually have).  

(many contractors are going to bite off more than they can chew and communication will be key). 

Many hosts have faced similar issues, so persistence is key.

If those things did not occur, some regs may have been violated by licensees.Regarding marketable title, unless the "liens" were in excess of $255,000 IMO there would not be an argument that the seller could not deliver marketable title.
