I don't know if the builder will communicate to the county that its 2050  sq ft house and if I put it as 2233 sq ft, some renters might think I am misleading them.

@Caleb L.I would say it is fine, so long as your job is not just to find a property for an investor by middle man communications between a broker and the investor for a small payment (pretty much what a broker does).

Only advice I can suggest is to continue to market future and guests to other channels such as a direct booking site, or the other housing platforms.In the beginnning, Airbnb and VRBO were just about the only place we got bookings, but now we get some from direct, booking.com, and a couple of other sites.Hope that helps.Mike

Just be mindful to communicate what your thinking to the seller long before you show up with either one.

The #1 complaint about agents and PM's is communication. 

I suspect poor communication was a reason that such a low percentage of people who paid $300 atrended (in San Diego I attended the STR workshop and room was full - this syndication workshop we sat around one table).I have heard Codie present and she is as good as you indicate but not an RE person. one of her lines is something like there are a lot of millionaire RE investors but not a lot of billionaire RE investors and I want to be a billionaire.  

While they are good communicators, experienced with Section 8, and their software for rent collection is solid, we're increasingly concerned about a few key issues and would appreciate input from anyone with similar experiences:Turnover Fees Transparency:The turnover fees seem high, and despite our requests for itemized breakdowns and man-hours to justify these costs, we feel they may be taking advantage of our out-of-state position.

I can recommend some good cost seg guys to help you maximize those deductions.Be sure to communicate this information to your accountant as well, so they can help you plan and be aware of the situation.

You communicate with your tenants!

And of course they are paid to go pick up materials, or that is factored into their bid.It all comes down to communication between you and your contractor/handyman.As an investor buddy of mine says, I don't let anyone else spend my money.
