You betcha it is.Because your financing will be so much cheaper (and higher LTV), you can actually offer the seller a little bit more for the house to secure the deal, and still net the same or more at the end of the day. 85% LTV instead of 70% should let you keep a little more liquid to do the reno, to boot.

Only when needing the lower rate to qualify for the loan. 4.65% is very low, consider we did investing for decades with 10% money.Homes usually are held for 7 to 10 years, so your savings on interest is limited and it's tax deductible to boot. 1-your tax rate times the interest rate is your real after tax cost.

DO Ohio from Ontario  secret it boots on the ground and great support teams  ...Its a pretty small world  and one does not need to be where one is investing  one just has to have great people there... if  I can be of assistance let me know  and I am always open to new locations if I have the proper support teams on the ground  ...look me up if interested
