If one of those options, which I don't think exist even close to here come onto the market there will be a war for it.

In terms of other factors, I'm not sure there's a lot because I did have some people express interest in filling out an application before, and I actually got really close with one potential tenant, but it was because of the alcohol policy that he ultimately decided to back out.

I'd recommend starting with the lower hanging fruit than a large basement reno - if your comps are close but don't quite get you to your number.Finishing the basement (with proper egress) could push you over the top, but confirm with an appraiser first to ensure it counts.

@Chris Magistrado, I am going to echo Rick: without checking the math, it seems close to accurate, in the theoretical sense that A*B=C.Take what I have to say with a grain of salt because I am not a "full-time" flipper.
