Before you run out and spend $3K because some bozo on here told you that DMM, CC, D4$ or etc. etc. works...find out the Cost/deal.ONLY after you have a very accurate number on the cost per deal, multiply this number by 1.7% - 2%.

"Motivated seller leads" is a sweet little keyword I would go after.Or D4D, CC, DMM, Bandit signs.. all juicy keywords.Now you do the same thing for motivated sellers.

I have C - C+ area rentals, so scores are generally low because many people in that demographic dont pay attention to, or care about their credit score.

I don't have all the cash to do all the rehab out of pocket and was trying to stay away from CC's.

I know it shouldn't be a deal-breaker, if the mgmt co doesn't want to manage a C/C- property, but do you contact them before you buy, just to see what their thoughts on managing it would be?
