The selling gurus, however, have been migrating to doing their own marketing for customers and often skip the REIAs altogether, advertising on radio and newspaper for free seminars.There are "meetups" where a small number of people meet regularly with normally no particular topic of discussion, but there are perhaps Q&A sessions or one member talking about a deal he/she just completed.

Looking back, I don't recall making any glaring mistakes- I posted in on Craigslist with photos; the rent was, if anything, slightly below what comps were charging; posted a sign outside; even posted it the newspaper too to cover my bases; repainted it; etc...There were one or two applicants I could have rented to but there were red flags with their application.

(you can talk to a few Realtors and find out the current trends there) then maybe put an add in some news papers or web boards in that state.
