Since it appears it's about price (barrier to entry) you'll probably have to look in cheaper areas, such as Tacoma, Everett, Marysville, Mount Vernon and Bellingham.  

I’m realizing I’ve got to up my game to be competitive.Curtis, that is just craziness, but I’m afraid Tacoma is showing signs of this type of crazy competitive market because Seattle investors are changing the way the real estate market is run.

Who would ever have put Tacoma Wa anywhere on that list!?

find a Tacoma south sound agent.. there are no real turn key type investmetns per se on the west coast . 

Here in Olympia/Tacoma Wa for deals that size those numbers are about the same!

Hire movers to pack,  load, transport and unload belongings that he wants to keep.  

If you're getting a used home then you will need to find a mover that can do this, and coordinate with contractors to have utilities connected.
