There are even members that will respond here that have ulterior motives, so you shouldn't trust them.Go through the content available here on BP and then start looking for a Property Management Company you can build a relationship with - but, still verify & validate what they do as no one is perfect and even an honest mistake can cost thousands.Some agents may post here to start with them, but 95%+ of agents don't know how to properly identify a rental property to buy.

Various GC's can have varying levels of motivation and a plethora factors at any point in time that can affect this.

So, this is mostly about the motivations of the parties involved IMO. 

These mailers have taught me that there are more motivated sellers and more property available than I will be able to buy!

Most of the " we will help you stay in your home companies" got put out of bizz during the GFC since so many were just fraudsters .If someone is in foreclosure their credit is ruined at that point going to foreclosure sale does not matter on their credit enough to make that a  motivating factor although folks BS about that too.
