If your deal was in my area, I would buy it from you as is.Self service car washes (like coin laundry mats) are cash cows and much of the income can go unreported (its cash!!!)

It is a big headache to have to drive to a laundry mat and can be a rental deterrent for your building.If this was a rehab and flip and no income is provided then the seller is using PROPOSED rents for a cash flow projection.If the utilities are paid by the landlord can you sub meter out and have the tenants pay or is that market rented with all utilities included??
