@John Babcock  of you can find some pearls.. but for general statement and for a national audience the risk of buying these and ending up selling to you for a substantial loss is at least 50%.. who knowingly goes into an investment with a 50% chance or better of losing 30 to 80% of your principal.. rehabbing houses multiple times until you figure out that's not such a good idea.As @Tom Olson states and he has experience in this from ground level.. it does not matter were you are in the US  in a major metro area like Indy... ( I have done work in NWI and its NOT INdy) these homes are the province IMHO of local investors only, who have the time and the knowledge to understand what they are buying who the tenant is or the tenant demographics and can make them work.

@Jim K.Jim makes a critical point about tech, we use it regularly now for viewings (when applicants are out of province) and for decades landlords/ and tradespeople have been asking for pictures when a problem comes up,... easy enough to snap a pic/ vid when starting a project of the paint can, tile, flooring, door hardware etc and give a go/ no go as the owner.

@Dan Crosby there are Canadian provinces that are landlord friendly and do not have rent control; Ontario is not one of them.
