Going a little further this would also take care of my personal rent where I'm currently in an apartment complex if I was to consider using some of that money to pay for my rent just what I was hoping to do however putting this information into the biggerpocketscom you later on a proposed summation of the rental property route gives me an estimate of 1927 without the loan of 230000, but actually based on a purchase price of 218,000, and that includes the closing fee and no repair cost because the work is being done as we speak on his dollar. This is a single family home built in 1979 and according to the website that I had referenced was xome.com and they currently have the house value. 217000 however, when I called our state's County Commissioner's Office and talk to them about last year's estimated value they had told me it was $202,083.00.$860.67  would be the expenses factoring in the Gas Electric Insurance property tax that kind of thing according to the BiggerPockets calculator.

13 February 2019 | 2 replies
The building commissioner was out, but an inspector said that because part of the roof is above another unit, that I am not occupying, that  I could "open myself up to liability and my insurance company may not insure it if I replace it myself"I called my insurance company and they said it's no issue and as long as the permits approved that's all they care about.I've never pulled a permit before, this is the first property I've owned.

Hello everybody,I'm new to this forum.I've been reading Brandon's book and learning a lot. However, Seen from a European perspective, things just might not work out.I am born and raised in Belgium, and live in Finland now.CAP rates are extremely low here, and taxes extremely high. What would make it impossible to create cash flow, and makes real estate even a bad investment.Am I being pessimistic?

The crux of the issue from the article above is this one:"Though we do not yet know the details of the Final Rules, I expect that the most contentious issue, whether state regulators will have the right to review Regulation A+ filings, in addition to the SEC review (Blue Sky review), it is a fairly safe bet that the Commissioners will follow the path set out in the proposed rules - which pre-empted the states from any authority to review these new offerings."
