The generator bypass is designed so when you turn it to generator, it disconnects the circuits from utility.

What do people generally do to qualify or do due diligence on hard money lendersHad a lender back out recently, and looking down that path, but have found disconnected phone lines, websites that don't work, fake facebook profiles, etc.How do you find them (or investors)?

If it were summer, you could pull the A/C disconnect.

There are other solutions but landlords would not like any of them - for example, the utility could charge a huge deposit to a non-property owner tenant, say 3-6 months worth of usage (since that is often how long it takes to get utilities completely disconnected depending on the state), but then many rental properties would have trouble being filled and landlords would complain.

The only info I could find was a disconnected phone number that I found doing a skip trace.So here's where I'm a bit confused and have a couple of questions.1.

In my experience the assessed and FMVs are quite disconnected however, I would assume they grow the same over a 3-year period (ie the assessed value might remain unchanged for 3 years as FMVs increase, but that growth in year 3 at time of triennial will make up for it). 

I send out reminder emails at the beginning of the season to remind everyone to put on the faucet covers, disconnect the hoses, etc.But with it only being $65, I would go ahead and take care of it as the owner so you know it's done correctly. 

It seems like there was a disconnect between my question and some of the responses I was receiving but your reply appears to directly address it.

We just received a letter from our utility company that they will start disconnecting for non payment again starting next month, we are current so I assume they are sending it to everyone.  

I have heard there is no longer a limit, but am so disconnected from the VA loan that I can't speak intelligently on it.
