You don't want guests to eat breakfast then have to run the dishwasher just to eat lunch.

I popped the cover off the bottom of the dishwasher and found a new fitting so 90% sure thats what happend.

@Matiullah Quraishi dishwashers with food grinders might save you some maintenance.

When a tenant says they want a dishwasher I got it.

When I referred to minor things yes, I included the insulation and some burnt lightbulbs, windows that don't open, a half working oven and dishwasher, and a tree growing next to the house tilting the condenser to the side and too close to the foundation (inspector and plumber said it will have to be removed to not mess up with piping under the house).

@Mateusz Prawdzik thanks for your insights.When you say all kitchen appliances, do you include dishwasher and/or microwave?

I have their worry free plans for a variety of appliances but almost everything except the furnace or ac has had an immediate call out and then a wait for parts (Ie they couldn’t fix a wall oven or dishwasher at all).

We provide a range, dishwasher if there's space for one, range vent, etc but never a fridge.

And the more appliances you provide, the more you are liable to repair: washer dryers, dishwashers, etc.
