I simply (with some helpers) wiped down the floor with lacquer thinner to clean it really good and even it out a little and then applied a thick coat of satin poly (still looks shiny, but you can't see up anyone's skirt).

First, I want to say, I will be attending school to become either a plumber, plumber's helper, or an HVAC installer very soon (I'm thinking HVAC installer) so I'll be initially working a full time job when I begin my investing journey.

Of course being where I'm at, and being eager for the experience, It would even benefit me to assist said landlord as a handyman/groundskeeper/property management assistant/trainee/intern/helper-person-guy to any adjacent or local properties as well.

If you are not bringing some kind of value to your prospective helper, you essentially have your hand out asking for free money.
