semi-partner with a rental property investor as their tenant??

I am in Lakewood, WA and am planning to start my own real estate investment journey (working on my real estate license now!), and ran into this thought, but I can't recall anyone else talking about it. I am planning for my family and I to rent a SFH (or duplex, if it fits our needs) for the next year or so while we get our investment strategy and capital in order (as well as a side business or two we are working on), and figured being handy and investment minded myself, it could be beneficial to both me and a rental property owner to have their property being improved and/or up kept (by me, as the tenant) without PM costs while collecting rental income. I've rented SFH's twice years ago that developed into that sort of mutually beneficial situation, but have never heard of it other than that and have never sought it out beforehand.

Of course being where I'm at, and being eager for the experience, It would even benefit me to assist said landlord as a handyman/groundskeeper/property management assistant/trainee/intern/helper-person-guy to any adjacent or local properties as well.   I'm all about people helping people helping people and strive for that in any setting or community I'm in, but the reputation of the average tenant isn't exactly in the realm of pro landlord haha.

Any thoughts?  

Has anyone had this sort of setup before?  

Am I being naive, or would this sound good to a property owner?
