Hi Percy thanks for the response,My target deal size will be $1-5M multifamily properties.I will be the sponsor, and there will be one equity investor.I will be the active participant.The investor would want decision rights regarding refinances and dispositions.We'd generally be looking for a loan for 60-75% LTV via bank or Freddie Mac SBL.

I just experienced the same money issues with COVID impact (ie credit score > 800, own a $500k home, etc.) on my first flip deal and was able to go through my retirement on a line of credit, got a heloc, and personal loan from family for the last 5% via promissory notes.

As Mr Brandon Turner mentioned in his book on "Managing Rental Property", we always require our tenants to pay deposit and first month's rent before or during lease signing via confirmed payment such as demand draft or cashiers check.Due to pandemic and to comply with our social distancing guidelines, we are planning to do e-sign this time and not meet if possible.

You cannot invest in real estate via your run-of-the-mill retirement plan at work or a regular traditional or Roth IRA.You can roll funds over between retirement plans (depending on your current employment status in some cases) but there may be tax consequences if you're rolling over a pre-tax account into a Roth vehicle.Also, if you envision leaving the workforce in the future, you can still have a 401(k) - provided that you have self-employment income, you can establish a Solo 401(k) or a similar QRP.

I’m worried as even if the property management company is established and professional I want to have greater control over my money and I don’t know what they do with it or whether or not they underpay me.Do property management companies allow the owner to have rent payed into their bank account preferably via an online portal like Buildium where both can manage operations and then the owner pays the property manager their management fee.

In this case I get a $500 or so deposit and get the balance 2 to 4 weeks prior to their arrival.I have alot of families and get more checks than anything.After their stay I send them back their security deposit via the same means they paid me.My repeat customer I don't charge a security deposit.

In your case, as others have mentioned, you can transfer the property out of your name into the LLC via quit claim, but not the mortgage.
