In the lease...I would stress that the house is now able to be rented to people with animal allergies and they are required to pay to put it back in that condition when they are gone.

If the 3rd, 4th, 5th are holidays and weekends they need to ensure you have it by the 5th or it is late so they may have to pay on the 2nd to get it in on time.As others have said if you are paying a PM let them handle this and don't stress over things like this.

personally, I would talk to the tenant first and find out what their plans are if you sell, and stress that it "might" interfere with the enjoyment of the property and it would probably be better for both parties if she moves on.

I have a client who is looking to have their house renovated using the 203k loan and he informed me that his loan officer stressed the house needed to be livable within 60 days and asked if I was capable of doing this.
