Hard money lenders or bridge lenders will lend to an entity and the members of that entity PG the deal (meaning the have their credit/background pulled/checked, they provide asset statements, and verify their experience in investing to date).

I've called to verify their employment and so far has only gotten answers from J's job saying they'll most likely to call him when job becomes available.

Just makes sure you are the one who makes it by being overly cautious and trust but verify everything.

Another thing I suggest is "Trust but verify." 

I would continue that at least once a month just to verify the person still occupies.In your case, the tenant may have left three months ago.

In regards to the contractor question, just make sure that you always use licensed contractors or handy men and verify that they have a GC or worker’s comp policy in place.

One thing to keep an eye out for especially as an OOS investor is verifying whether the property is on city sewer or a septic system.

I intend to make a huge checklist that needs to be verified with video that it's been done.
